How do estate agents get recommended by AI assistants?

Updated · 8 min read · By the SearchCrow team

AI assistants recommend estate agents they can describe with specifics: a complete Google Business Profile for each branch, a healthy flow of reviews on Google and agent review sites such as allAgents, complete profiles on Rightmove, Zoopla and OnTheMarket, and a website that states fees, coverage and local market knowledge in plain text. The person asking is usually a vendor or landlord choosing an agent, not a buyer browsing homes. Write for that person.

Key takeaways

  • Agent-choice questions come from sellers and landlords: "who should I use", "what will it cost", "who sells fastest round here".
  • Your Google profile, portal branch pages and review profiles are all places assistants can find you; keep them consistent.
  • Publish how you charge. If you don't, an assistant can only give a generic answer about fees.
  • Write genuinely local content: street-level knowledge, recent market commentary and area guides with your own observations.
  • Ask every vendor, buyer and landlord for a review at the same points in the process.

What do customers ask AI when they're looking for an estate agent?

Most questions are about choosing an agent, and they're often comparative. The prompts below are illustrative examples of the kinds of questions customers ask, not measured search volumes.

IntentExample prompts (illustrative)
Urgent"My sale fell through, which agent in Bath can relaunch my house this week?" / "I need a letting agent to find a tenant before the end of the month in Sheffield"
Comparison"Online estate agent or high street agent for a £300k house?" / "Best estate agents in Didsbury for selling family homes"
Local"Estate agents in Whitstable who know the seafront flats" / "Letting agents in Coventry for student HMOs"
Price"How much do estate agents charge in the UK?" / "What's a normal tie-in period on a sole agency agreement?"
Trust"How do I know if an estate agent is reputable?" / "Which agents in Harrogate have the best reviews?"

Two things make estate agency different. The decision is comparative: people ask for the best agent, not just any agent, so assistants look for evidence that separates you, such as reviews and track record. And the subject matter is regulated and local: material information, redress, client money, and local prices. Agents who explain these clearly give assistants both an answer and a reason to name them.

Where does AI get its answers about estate agents?

From agent websites and Google Business Profiles, the property portals' agent directories, review platforms and professional bodies.

Google Business Profile. Google says AI responses can include local business information and recommends a Business Profile (Google Search Central, 2026). Local ranking uses relevance, distance and prominence, and reviews feed prominence (Google Business Profile Help, 2026). Unlike most trades, agents usually have a staffed office, so a visible address is normal.

Property portals (UK).

PortalAgent directory
RightmoveAgent search by postcode, town or station, for sales or lettings (Rightmove, 2026)
ZooplaAgent finder that lets sellers compare local agents "on results, listings, and speed" (Zoopla, 2026)
OnTheMarketAgent search by location and an A to Z directory (OnTheMarket, 2026)

allAgents (UK). A customer review site for estate and letting agents that also runs awards based on verified customer reviews (Property Industry Eye, 2026). It has added Google Reviews so agents can manage reviews on both from one place (The Negotiator).

Propertymark (UK). Its "Find an Expert" search lists Propertymark Protected agents. Certified and accredited agents are independently regulated and inspected, and Client Money Protection lets clients reclaim money if a member handling client money goes into liquidation (Propertymark, 2026).

Redress schemes (UK, legal requirement). Estate agents dealing with residential property in the UK must join an approved redress scheme: The Property Ombudsman or the Property Redress Scheme. Non-members can be fined up to £5,000 (GOV.UK, 2026).

Material information. National Trading Standards guidance requires listings to include Part A information such as council tax, tenure and asking price, with Part B (property type, utilities, parking) and Part C (issues such as flood risk) set out too (RICS, 2026). Complete listings are good practice for portals and for any assistant summarising a property.

Google Local Services Ads. Paid. "Estate agent services" is listed only for Greater London (Google Ads Help, 2026).

US equivalents. Agents are licensed by each state, and Zillow and Realtor.com run agent directories with reviews.

AI crawlers. Blocking OAI-SearchBot keeps a site out of ChatGPT search answers (OpenAI, 2026); Perplexity uses PerplexityBot (Perplexity, 2026) and Anthropic uses Claude-SearchBot (Anthropic, 2026).

  1. One Google Business Profile per staffed branch. Use the branch's real name; Google doesn't permit "unnecessary information" in names (Google Business Profile Help, 2026). Set the right category (estate agent or letting agent), real opening hours and a link to that branch's page, not your homepage.
  2. Make portal branch profiles match exactly. Same name, address, phone number and description on Rightmove, Zoopla and OnTheMarket as on Google and your website.
  3. Publish how you charge. Sales: your fee structure, what's included, tie-in period and any withdrawal fees. Lettings: let-only versus fully managed, and what each includes. Assistants answering "how much do agents charge in [town]" can only describe you if you've said.
  4. Write a page per area you really cover. Use your own knowledge, not generic copy: which streets and schools drive demand, typical buyers, how quickly different property types sell for you, and notes from recent sales. Date each update.
  5. Show your trust credentials with links. Your redress scheme and membership number, Propertymark membership and Client Money Protection if you hold client money. Link each to the scheme's own search.
  6. Build reviews into the process. Ask vendors at completion, buyers after they move in, and landlords after a tenancy starts, all in the same way. Google prohibits incentives and selectively soliciting positive reviews (Google, 2026). Trustpilot says cherry-picking who you invite "is illegal" (Trustpilot, 2026), and UK law has banned fake reviews and suppressing negative ones since 6 April 2025 (CMS, 2025). Ask reviewers to mention the area and the type of property.
  7. Add structured data and check crawler access. Use LocalBusiness markup with the RealEstateAgent type (Schema.org; Google Search Central, 2026) on each branch page. Google says no special schema is required for AI features (Google Search Central, 2026), so this is housekeeping. Confirm robots.txt allows the AI search crawlers, and make sure property listing pages are crawlable rather than hidden behind scripts.

Seasonality. Market commentary goes stale fast. Update your area pages whenever local conditions change so assistants don't repeat last year's view under your name.

Mistakes that keep estate agents out of AI answers

  • "Call for a valuation" with no fee information. Assistants answering fee questions will use someone else's figures.
  • Generic area guides. Copy that could describe any town gives an assistant no reason to cite you.
  • Reviews only on one platform. Google, allAgents and Trustpilot all host agent reviews. Relying on one gives assistants a narrow picture of you.
  • Inconsistent branch details. A branch that moved but still shows the old address on a portal confuses everyone.
  • Asking only happy vendors. It breaks platform rules and, in the UK, can break the law.

How to check whether AI recommends your estate agency

  1. List 10 questions a local seller or landlord might ask, including "best estate agent in [area]", fee questions and trust questions.
  2. Ask each in ChatGPT, Perplexity, Gemini, Copilot and Claude, and on Google to see AI Overviews, in a private window.
  3. Record whether your agency is named, which competitors are named, and which sources are cited: Google reviews, allAgents, portals or agent websites.
  4. In Search Console, AI Overviews and AI Mode traffic is included under the Web search type (Google Search Central, 2026).
  5. Fix the gap that appears most often, then repeat monthly.

SearchCrow runs these checks for each branch across the major assistants, shows when you're recommended and who's named instead, and tells you what to fix first.

FAQ

Why doesn't ChatGPT recommend my estate agency? Usually because the facts that vendors and landlords care about aren't written down anywhere an assistant can read. People ask which agent to choose, what it costs and how good an agent is locally. If your website doesn't state your fees, the areas and property types you cover, or your local results in your own words, and your reviews are thin, a competitor that does is easier to recommend.

Do Rightmove, Zoopla and OnTheMarket help my agency appear in AI answers? No AI platform has said portal listings are a ranking factor. But all three run public agent-finder pages, so your branch profile is another place your name, address and stock appear, and Zoopla's agent finder lets sellers compare agents on results, listings and speed. Keep every branch profile complete and identical to your Google Business Profile.

Should estate agents publish their fees? Sellers want to know what an agent will cost, and assistants answer fee questions from whatever they can find. You don't have to publish a single percentage, but explaining how you charge, what's included and whether there are tie-in periods or withdrawal fees lets an assistant describe you accurately rather than guess.

Does Propertymark membership or a redress scheme help? Redress scheme membership is a legal requirement for UK residential estate agents, so it's a baseline, not a selling point. Propertymark membership is voluntary and comes with inspections and, for agents holding client money, Client Money Protection. Stating both clearly, with links to your entries, gives assistants checkable trust facts to repeat when someone asks whether an agent is reputable.

How quickly can an estate agent start appearing in AI answers? There is no published timescale, and each assistant refreshes its sources on its own schedule. Fix your Google Business Profile and website pages first, then make review requests part of every completion and let agreed. Recheck the same set of questions monthly so you can see what changes.
